Co-op of the Day: 60 South Oxford Street, #5A
60 South Oxford Street is one of the least scenic buildings on what is a beautiful park block in Fort Greene. This one-bedroom on the fifth floor, though, has a nice basic layout to recommend it and a reasonable monthly maintenance of $525. The kitchen is new, too, but it’s unlikely to inspire much lust…

This one-bedroom on the fifth floor, though, has a nice basic layout to recommend it and a reasonable monthly maintenance of $525. The kitchen is new, too, but it’s unlikely to inspire much lust from potential buyers. As such, the $399,000 asking price feels high to us.

Word to the wise: there are much much nicer apartments to be had right now in Brooklyn for $350,000 to 400,000 than this. And in better (safer) neighborhoods.
Eastern exposure windows way on one end of the place, that’s a dark apt. And small. And walk-up. (Right? They’d say if there was an elevator.) And the kitchen . . . feels like a nicely kept rental. Price at least 100,000 too high, I think. But not $250,000 too high. Get a grip.
A floor-through on the second story is a very different thing than a half a floor on the fifth story.

Really? Those days must have ended less than two weeks ago.

$399,000
07/03/2009 – Listing entered contract.
Yeah, except units with the same floorplan have sold in recent memory in the high 300s.

> If they can sell this half floor, fifth floor walk-up for over $150,000.
> Then there is no slump in Brooklyn.
Yeah, except units with the same floorplan have sold in recent memory in the high 300s. $150k would be a huge slump. And a highly unlikely slump. At least this year.
If they can sell this half floor, fifth floor walk-up for over $150,000. Then there is no slump in Brooklyn.
The bedroom is only nine feet wide and there are no windows in the kitchen, dining area, or bathroom.
It’s a low-end rental.
535 sq ft is a very small one bedroom.
It is a sweet little glorified studio walk-up but other than the street, has nothing to recommend it.
