60 South Oxford Street is one of the least scenic buildings on what is a beautiful park block in Fort Greene. This one-bedroom on the fifth floor, though, has a nice basic layout to recommend it and a reasonable monthly maintenance of $525. The kitchen is new, too, but it’s unlikely to inspire much lust from potential buyers. As such, the $399,000 asking price feels high to us.

  1. Granted, you might call this an “efficiency apartment” but it is hardly an S.O.R. It’s a touch big for an efficiency apartment of yore.

    The kitchen is outfitted better. I wonder if there are skylights over the kitchen and in the bathroom. If not, they might be added. They really can make a difference.

    Yes, the price is a bit much. It’s too bad the coop can’t get together and redo the facade.

These little half-floor units are a throwback to the old boardinghouse days when these houses were cut up into miniscule apartments with a bathroom down the hall for the working poor or the just plain poor. Now they install a tiny windowless bathroom in the back of the unit and voila! luxury condos.

  3. And the other apartment that just went into contract was a half a floor as well, albeit facing the back of the building (so all the windows face south). There are no floor-throughs in this building.

  4. Looks like the owner of this unit bought it in 2007 for $375K — even at ask, the seller is losing money on it after the broker’s commission, transfer taxes, and other closing costs.
