If we ever grow tired of brownstone living, chances are we’ll end up at Turner Towers. It’s got the best price-to-grandeur ratio around. Today’s listing (which, incidentally could do with some better photos—come on, independent brokers, you gotta at least have good pics if you’re going to compete with the big boys) is one of those huge family-sized layouts (E line maybe?) with the maid’s room, dining room, etc. that we can’t get enough of. And, looky here, the asking price of $895,000 comes out to less than $500 a foot—it’s been a while since we’ve seen that in the building. Granted, it’s probably on a lower floor than this similarly-sized unit that was listed for $1,100,000 last winter (and the kitchen’s a downer too), but this is a lot of apartment for under a million bucks.

  2. yes, tough to do plumbing without opening walls…. the whole building has known its coming for at least 5 years …beats a pvc pipe along the walls of your kitchen.

    no, the project will be financed by a combination of financing and increased maintenance. They studied the project to death before they began …clueless they are not. Action impaired, yes.

    Electrical: Each shareholder decides when they have the $ to upgrade their apt …some decide, some don’t. Those under 50 seem to decide cloth wiring is passe.

    Maintenance to increase: READ this board does not have a clue, they start a major capital project without the funding in place?

    Electrical: READ hell, they’ll be opening the walls anyway, why not do the electric at the same time? lol.

    The building re-plumbing project is finally set to begin, after years of bandaid fixes, such as the PVC pipes mentioned in the penthouse.

    the spaces are huge, so a psf basis its ok.

    …maintenance is likely to increase as the plumbing project gets underway.

    I’d check to see if the apt has had its electrical re-done before I’d go further.

  6. If you knocked out the wall to the maid’s room, you’d have a huge kitchen, and if you knocked out the pantry, you’d open up the DR. Of course they may or may not be load bearing walls.

    Rather have this than a 4th Avenue condo, for sure. Twice the room at the same price.

  7. Geez, I must be out of it (again). 900K for an unrenovated, 2 bedroom plus maids on Eastern Parkway sounds like a very high asking price in the current market. You can get larger houses for that (nearby as well as elsewhere). Turner Tower is nice, but it isn’t that nice. For 900K I;d expect a larger, fully renovated space. But I suppose I would need to wait another couple of months…
