This ground-floor sponsor unit at 101 Lafayette Avenue (aka The Griffin) has had a tough run: The two-bedroom listing debuted in June 2007 at $825,000; between that point and early 2009 it was yanked and re-listed a number of times, according to StreetEasy, before re-emerging this past March with a price tag of $799,000. (Somewhere in there it was also featured as a Co-op of the Day.) The magic number was reduced to $757,000 last week. The ground-floor location can’t be helping; nor can the contractor-ish finishes. Still, this bad boy weighs in at almost 1,500 square feet and is in arguably the best co-op in Fort Greene. Maybe they should cut it to $699,000 and just move the sucker.

Zinka, I wondered about that too…I see no means of egress. Maybe it’s one of those faux terraces you just place plants on by leaning out the window?
The lack of an en suite toilet is the least of the problems here.
ensuite bathrms are over-rated for small aptmt with sucky ventilation fans.
How do you get to the terrace? Climb through a window?
