This ground-floor sponsor unit at 101 Lafayette Avenue (aka The Griffin) has had a tough run: The two-bedroom listing debuted in June 2007 at $825,000; between that point and early 2009 it was yanked and re-listed a number of times, according to StreetEasy, before re-emerging this past March with a price tag of $799,000. (Somewhere in there it was also featured as a Co-op of the Day.) The magic number was reduced to $757,000 last week. The ground-floor location can’t be helping; nor can the contractor-ish finishes. Still, this bad boy weighs in at almost 1,500 square feet and is in arguably the best co-op in Fort Greene. Maybe they should cut it to $699,000 and just move the sucker.

  1. I’ve been to see this apartment. I walked in and walked right out. yes, the location is pretty great, but you feel like you’re in a back basement and still right at street level. No privacy from people on the sidewalk and the “outdoor” space is a joke – 18″ walled in glorified drainage gutter with no hope of any sunlight. The common charges in this building makes it a very tough sell and the lobby is depressing to the n’th degree.

  2. Hey ensuite bathroom haters, ever hear of house guests? Maybe you sleep in your boxers or in the nude and don’t want to have to put on clothes everytime you go to the bathroom at night for fear of your guest seeing you.

    Worried about foul odors? Maybe if you ate healthier, your crap wouldn’t stink as much. Seriously. My wife’s a vegetarian and we have an ensuite bathroom. Odor is never a problem with her even if she leaves the door open by accident when she’s done. Plus, ever hear of an exhaust fan? 🙂

    OK, maybe you’re a germaphobe. Well, in that case, there are professionals that can help you with your illness. Yes, it’s not normal to be obsessed with germs like that.

  3. Ground floor units can be dungeony (not all), and I’ve looked at a few that I wouldn’t buy at any price because of this.

    Here, the “family room” has no windows and is pretty far from the front of the apt., so if you converted the living room into a master br, you’d have no natural light in the living room.

    I don’t think the maint. is high for an apt. this size, but usually the ground floor, esp. if it’s a conversion, gets a big discount on maintenance.

    This is probably a rare case of size not really mattering in a New York apt.

  4. I see no problem with the kitchen.

    I’d wall off the “living room” and make it a huge master bedroom. You could even make the bathroom “en suite” for those that are into that kind of thing.
