No one’s going to argue with the location–only a block from the promendade–or the historic details. Good stuff indeed. Our tipster (who’s been inside the building) notes, though, that this apartment is only the front of the ground floor and does not include garden access. (Which makes one wonder how the apartment could be 864 square feet if it’s only half a floor.) That, combined with the fact that the “bedroom” is really just a nook tucked under the stairs, makes the asking price of $799,000 seem a little steep, doesn’t it?

So let me get this straight…the only windows are the ones at the front end facing the street?

The hanging clothes at the foot of the bed are also a danger sign–no closets! A studio with basement for $800K seems very steep.
This is probably how they arrived at the square footage: “Huge basement storage could be converted to living area”
I don’t care how nicely finished a place is, with a bed under the stairs you’re gonna feel like the cook’s cousin come to visit. And what’s in the photos can’t possibly be 864 square feet. My guess is that they are including the “Huge basement storage” that “could be converted to living area.” Pricey this, even for a premiere Heights block.
