Co-op of the Day: Brooklyn Heights Cozy
A reader brought this ground-floor brownstone co-op to our attention questioning the size and the price. No one’s going to argue with the location–only a block from the promendade–or the historic details. Good stuff indeed. Our tipster (who’s been inside the building) notes, though, that this apartment is only the front of the ground floor…

A reader brought this ground-floor brownstone co-op to our attention questioning the size and the price. No one’s going to argue with the location–only a block from the promendade–or the historic details. Good stuff indeed. Our tipster (who’s been inside the building) notes, though, that this apartment is only the front of the ground floor and does not include garden access. (Which makes one wonder how the apartment could be 864 square feet if it’s only half a floor.) That, combined with the fact that the “bedroom” is really just a nook tucked under the stairs, makes the asking price of $799,000 seem a little steep, doesn’t it?
Brooklyn Heights FSBO [NY Times] GMAP
i watch the BH market closely. a real parloe floor through (2 beds, no garden access) is in the 675-850 range. This FSBO person is clueless.
Interesting comparison from a 1997 NYT article (the same building):
BROOKLYN HEIGHTS $179,000
40 Remsen Street
1-bedroom, 1-bath, 1,000-sq.-ft. co-op in a 4-story brownstone; renovated kitchen, fireplace, terrace, Jacuzzi, high ceilings, original moldings and detail; maintenance $1,212, 56% tax-deductible, listed at $189,000, 6 weeks on market (Broker: Cranford Real Estate)
In September 2005, a 2-bedroom the building sold for about $970,000.
seems like there is still crack smoking in the heights
I’ve seen nice 2 bedrooms in BH for less than this
Not in a million years!
I hate to back the realtors on this one, but I think this FSBO is a prime example of why realtors often say that FSBOs overprice.
lots of great wood in kitchen and dining area, looks like a big studio apt. with details. have to worry about water damages in any basement storage area…anyone know of a good clear sealer to put on a basement wall to keep it dry?
shoot me if I ever have to live like this…
the kitchen looks nice. can i sleep in it?
