This duplex co-op at 95 Wyckoff Street is a bit of an odd one, from the wall-to-wall carpeting to the sloped ceilings. Still, there’s one undeniable thing the one-bedroom has going for itkiller views from the terrace. Also on the plus side: In-house washer/dryer. Of course, you’re going to have to walk up a few stairs to get there. The asking price is $399,000, down from $435,000 when it hit the market in early September. What do you make of it?

Checked this place out last year. The deck is hella cool, but it’s on the top floor. And that bedroom will make for a lot of bumped heads … and I say that as someone who’s 5’6″. Also, bathroom downstairs from bedroom, which I know is an annoyance to some people. Not much storage space either other than those built ins. The maintenance went up because they’re redoing the roof if I remember correctly.
Throw in Angelina and I’ll pay ask.
$703 maintenance and $399k seem high given that the apartment is less than 500sf. And nearly half of that has the low sloping ceiling.
I kinda like it, other than the carpet. It’s a bit close to the projects (actually, that would be a dealbreaker for my gf). The ad says the maint is 75% deductible; that’s either a misprint, or pretty darn good.
Angelina’s definitely hot.
This apartment, not so much.
Looks like about 750 sf, so maint. is correct. I like it, but I’d want to see if I could replace the carpeting with some engineered wood with a sound barrier. Shouldn’t be too expensive. Do that and put in some modern Ikea cabs and you’re in the 21st century.
As for the fugly front, the adage is that if there’s a really ugly building on your block, make sure you’re living in it. That way you won’t have to see it from your window…
But guys, there is a washer and dryer! (Perhaps that was a bit of Brownstoner humor.)
I love th angled ceiling and interesting shapes–and the deck. Nice to see something that isn’t box for a change.
That’s correct, CW. Co-ops do include the taxes.
Although my maint. and taxes are quite a bit less than half of this. But I also have the lowest monthly maint. I’ve ever heard about.
