When we wrote (fairly positively) about another two-bedroom co-op at 30 Ocean Parkway asking $565,000 last year, there was a rather wide range of reader reaction, from “Brownstoner is high” to “this seems about right to me.” Today’s two-bedroom listing is priced a little lower at $535,000 and sounds pretty similar (arched doorways, parquet floors, separate entry area) but falls short by failing to include any photos. It’s a pretty big place and the building has a nice vibe, so we’re betting this place goes pretty close to asking.

  1. “With all the apartments for sale right now”

    1:56, I’m actually seeing less apartments for sale these days when I check out Streeteasy or Natefind. Whether it’s sellers sitting on the sidelines or whatever, I think there’s a lot less for sale now than in 2007, 2006, etc.

  2. There aren’t a whole lot of prewar co-ops listed right now in this part of town and we try to maintain some geographic diversity. Plus, since we already had discussed a 2 BR in this building a few months ago we thought it would be interesting to hit this one.
