Another unit at the former St. Paul’s Parish School at 205 Warren Street has just come on the market. A 1,300-square-foot apartment down the hall, which had been asking $995,000 back in December, closed for $975,000 in March, a strong vote of confidence in the building. Apartment 2D, by comparison, is 700 square feet and asking $625,000. It traded for as little as $466,000 less than a year ago, but it looks like the kitchen was renovated in the meantime. (Personally, we’re not loving it.) We do love the overall vibe of this building and the windows and ceiling heights in these second-floor apartments are killer. Think they’ll get their price on this one?

I live in Cobble Hill and living in the building is worth every penny. I have been trying to get into that building for a while now. Thanks for posting article.
I think I know why this person is moving out so quickly. It’s a very charming apartment/building that draws the gullible type to overpay. However after the honeymoon period’s over, one soon realizes that the space is too small, the ceiling height on the loft area (bedroom? ha!) is a joke, and the building was converted on the cheap. The worst of all is the fact that the windows are facing the side wall of adjacent building, like 4 feet away! No view, no air, just plain horrible.
The Kitchen is done in marble – Emeradoro Dark to be exact there’s too much of it and the tiles are too small. The kitchen used to be open to the living room, but the renovation closed it in – a wrong headed move. Also the washer/dryer cabinet is done very poorly, very DIY.
I looked at this apartment, I’m 5’5″ and I smashed my head on the ceiling in the loft. The plank stairs are bouncey, the rails are nowhere near code compliant and the Home Depot kitchen is weirdly large for such a tiny apartment. The rest of the Co-Op smells and looks like a really poorly run retirement home. The street is beautiful and it common spaces have so much potential. A greasonable value at $500,000 just plain silly at $625,000.
