We understand the urge to go the FSBO route but we do think that most sellers would do well to invest a little bit of the money they saving on the broker’s fee in the services of a professional photographer. This listing at 430 Clinton Avenue, for example, would surely benefit from a more professional touch. It’s a decent-sized (800 square feet) one-bedroom in a prewar building on Clinton Hill’s grandest street but the photos don’t do much to help the cause. The common charges are a low $416 and the asking price is $435,000.

That condo over coop thing, especially when it is in an old building, in which sort of buildings condos are few, is worth some premium over coop pricing. How much, I can’t say.
For a one-bedroom condo, renovated, in an old building, well-located, I don’t think the lack of clear pictures is going to matter much at all. This end of the market is not as picky as those spending over a million, and it is a fairly rare commodity (condo, not new construction.) All that will matter is whether the price seems right to potential buyers.
I also got the message of no listing on the NY Times site – perhaps it sold already?…hard to imagine.

125K tops in 2001. Maybe 200K in 2003. That’s where we’re headed back to. Another -30 to -40 percent from today’s prices.

the 1 bedrm units 1/2 block away at the clinton coops are in the 290 to 330k range and maintenance for in the 700’s. so other than fact this is a condo vs. the other is a coop, this feels very pricey in comparison and thing the 1 bedrm units in the coop is bigger
