We understand the urge to go the FSBO route but we do think that most sellers would do well to invest a little bit of the money they saving on the broker’s fee in the services of a professional photographer. This listing at 430 Clinton Avenue, for example, would surely benefit from a more professional touch. It’s a decent-sized (800 square feet) one-bedroom in a prewar building on Clinton Hill’s grandest street but the photos don’t do much to help the cause. The common charges are a low $416 and the asking price is $435,000.

In terms of pictures, I see tons of broker listings with worse pictures than this. I think they are fine.
BHS listing a great comp, looks like the same good layout with a couple of exposures. Real pre-war instead of fishbowl furnace.
hood-wise, clinton hill is behind those other prime hoods by a decent gap. but clinton ave in these blocks are pretty kick as

How about this for a comp? 807 sf condo in Park Slope for 425K. Contract signed. Maintenance around 650.
The first one is also 35K cheaper than this apartment. The 2nd is in one of the best doorman buildings on Plaza Street West and so you’d pay about $400 more a month to live there than this place in Clinton Hill….that’s pretty comparable.
Sorry, I know some of you love Clinton Hill (and I do too) but it should not and is not priced the same as other more prime neighborhoods. Yet.
11217, those warren listings aren’t that comparable. The first was is smaller, 15 *10 LR and the second one has maintenance of $864. For a 700 sq foot apt that is high.

I get that, but the majority of buyers would not agree with you. Replace Park Slope with Carroll Gardens or Prospect Heights or Ft. Greene and you can still find something similar for less or equal money.
