This seventh-floor condo is one of the nicer ones we’ve seen at The Court Street Lofts, the converted warehouse building at 505 Court Street in Carroll Gardens. This one is high enough to have great light and views–and even has its own roofdeck, to boot. The high ceilings and industrial columns are also a nice touch. The common charges are $1,402, which is about right for a 1,570-square-foot pad. The asking price is $849,000. Think they’ll get it?

As an owner in this building I could not be more pleased with the building overall. The building’s “issues had to do with cracks in the exterior. The current work being done on the building involves permanently repairing those cracks to prevent water infiltration. This is a major project which will leave the building envelope in excellent shape for many years to come.
The renovations done in the apartments are fair. They aren’t over the top extravagant but they have left each apartment in good condition. I own a 1300 square foot apt. and yes, I have more than one countertop and they are both made of granite. The cabinets are one step above Home Depot. The bathrooms are well tiled and have stone tops on the vanity.
True the BQE is close by. Fact is, I previously lived on Montague Street and the soot was worse! I have no complaints on any soot issues, and there is little to no noise in my NW corner of the building from either the BQE or the F train. The layout of the apartment when I bought was not too good although it did allow for the sponsor to market a 2 bedroom with plenty of closet space. The up-side of this is the building is a condo which allowed me to go ahead and rip out every wall in the apartment and rework the layout as I saw fit, without having to ask my neighbor’s permission (I dislike co-ops);P
I reworked the layout into a one bedroom with only one solid wall with built in overhead storage above the bed and a tokonoma (Japanese meditation area) on the other side. The ceiling height allowed me to place the same overhead storage above the tokonoma and I still had room to build a work desk next to the tokonoma. All this in oak. I have 12 foot ceilings throughout the majority of my unit. The walls are beautiful, the columns are gorgeous, and I have +/- 400 square feet of windows streaming sunlight into my space.
The courtyard is amazing. No one has a yard like our with the exception of One BBP. We have central laundry located off the main lobby, not in some dingy, creepy basement. We have a nice (free) gym in the same area. The building is in very good shape financially. Refi’s are being processed without problems and even during the worst times last year, the banks were able to give mortgages for the building. Elevators are always running, we always have heat and hot water.
Any more info needed on this building to start changing hearts and minds?

I live here, the building is being waterproofed and painted, it’s full of young families, a great staff, doormen, etc. The courtyard is sick and with my 12 foot ceilings, and 8ft x 4 ft windows, I couldn’t Be happier. The common charges are high but the building has two elevators and is well taken care of.
This building was converted (gut reno) in 1982 as a coop but never became effective. The area was nto at all good back then….
I have lived in the building for the last three years, as an owner. I would be delighted to answer any of your questions although they are always very loaded & fueled with anger towards 505. What’s the deal guys and gals? Here’s the facts once and for all:
1- Rental conversion = not happy renters when the sponsor did not offer them the steep discounts they wanted = lots of nasty blogs. Welcome to the world of online rumor spreading. Lots of those renters stayed and recently were offered ridiculous offers (which they took) from the sponsor trying to sell of their last shares. Lucky renters in the long run.
2- Board was put into place and made awesome upgrades that sure maybe should have been done during the actual conversion but whatever, point is now the building is pristine.
3- It is still the only doorman full service building in Carroll Gardens. Doesn’t everyone like not delivering their packages to work, having basement bike/locker storage/gym/security/laundry room/porters&onsite super? Sure does make my life easier.
4- They are true lofts. Over 12 feet ceilings aren’t that easy to find. Plus, a foot of concrete between each apartment. Do you like to hear the pitter patter of foot steps above? I don’t and never do at 505.
5- Curious about the work on the building? We are patching and painting the entire facade as an upgrade. The project is more than half way completed. The new paint and patching will make the building an even better investment and place to live.
6- Regarding structural problems: new windows, new roof, new elevators, new boiler and now new facade. I’m no structural expert but what else is there really to complain about? In the 3 years I have lived here I have not needed the onsite super for a single repair or problem.
You all have to chill with the 505 negativity, it is getting really really old. And to hate on this apartment that is for sale because of their curtain selection is just insane. Tenement kitchen? If you dislike it that much rip it out and put a new one in and you are still getting a great deal on this much square footage + outdoor space.
Jokes aside, happy to answer any questions if you are truly interested in the building, a historic Carroll Gardens landmark.
I would imagine because of the kitchen and the rest of the way the apartment looks that it is still a rental and is being sold for the first time. There are still renters in the building from before it was converted.
I have to say that, given the negative comments in the past about Awaye (including, I think from Brownstoner himself), in combination with the introduction of the Marketplace section and the abandonment of the widget (not that I thought that feature was anything but an opportunity for readers to exercise their venom), one has to question the “independence” of this site at this point.
