This new listing at 838 President Street in Park Slope ain’t your typical brownstone apartment. The duplex condo consists of the original top floor of the house plus a modern master-suite rooftop addition. The whole shebang adds up to 1,340 square feet of indoor space and another 600 square feet of outdoor space. The challenge may be finding a buyer who wants to pay $1,325,000 for a fourth-floor walk-up, albeit it a mighty nice one.

  2. The house I grew up in (as well as nearly every other one in our suburban neighborhood) was a 3 story colonial and me and my siblings were on one floor, my parents slept on one floor and the living areas were on another.

    But I guess in the city, everyone needs to be right next to each other or it’s not kosher.

  3. Why the aggression 11217? The point of these threads is for people to discuss a listing and give their personal opinions on the property, no? By your standards, no one should say anything unless it’s neutral or positive.

    I buy for myself. And personally, I do not like anyone coming through my bedroom for anything–be they friends or family. I just don’t appreciate it. I don’t care about whether the guests mind it or not; I mind. It’s a personal thing. Call me a prude, or old-fashioned, or obsessive-compulsive, or whatever. The terrace pictured in the listing is obviously built for entertaining. So, for me, personally, the layout doesn’t work. As I said, if I had the money I would reconfigure the whole apartment. That is my opinion. And I’m pretty sure these threads exist for expressing opinions on real estate listings (i.e., price, location, layout, design, etc.)

  4. I wrote: “Would you folks care to share with me what you think about having young kids sleeping on floor w/ main entrance while parents are on floor above? I’d like to be the first person someone encounters if they come into my home uninvited.”

    I wanted readers’ opinions on this; some shared their thoughts-thanks for this. And you make it about something else, 11217. Lighten up.

  5. Swank pad. Not for little children, but for older ones, sure.

    I’m personally not keen on having my children on a separate floor at any age, but most modern designs have this sort of layout (usually with a separate master suite on the bottom floor), so people must prefer more separation than I do.

  6. Can we talk about the fact that you’re shelling out $1.3 to continue lugging groceries, strollers, yada, up that many flights of stairs? Have we brokers gone totally f’ing NUTS!? If I’m paying $1.3 mil, I don’t want to struggle…good luck.

  7. Here’s an interesting thought…

    Someone who has small children and is uncomfortable with having them sleep downstairs WON’T buy this particular apartment!

    Does every apartment listed here have to abide by ALL rules set aside by the Brownstoner crowd, or are we allowed to see apartments that may be better suited to a certain segment of the population?
