Condo of the Day: 349 Pacific Street Duplex
Just looking at the numbers, this brownstone duplex condo in Boerum Hill sounds like a decent deal: 1,500 1,000 square feet or so with private garden access for $800,000. Then you see the pics which reveal all the wrong decisions where it counts: shiny new flooring, charmless kitchen cabinets, home depot-issue doors. And the bathroom…

1,500 1,000 square feet or so with private garden access for $800,000. Then you see the pics which reveal all the wrong decisions where it counts: shiny new flooring, charmless kitchen cabinets, home depot-issue doors. And the bathroom sink. Ugh. If you’re trying to get $800,000 for an apartment, don’t put it in a sink this this. It’s just stupid. There are two floor-through condos also for sale and there was an open house for all three last weekend, so someone must’ve seen ’em. Do tell.

Fair point Shahn. Knock off some of the price and let the buyers do as they wish. I think it would depend on the place though, and not being able to cook and store food right away is problematic.
I think developer can’t leave kitch empty because of c/of/o or buyers getting mortgage.
But I agree – much better to put in minimum and cheapest thing -and let buyer put in what they want…used to see more often.
But reading comments on this site and from friends looking – Its the kitchen that sell the place – and most buyers and not very savvy – give’em the maple cabinets/granite countertop/stainless steel and they pee in their pants and will pay any price— the bldg may fall down in 2 years but they figure if you have nice (make that trendy) kitchen you must be all quality.
Maybe they just put in relatively cheap kitchens anticipating that they are just going to get ripped out anyway, but don’t want to accept the price cut if they don’t have kitchens at all. . .
Why don’t developers just leave the kitchen empty, so that the people who buy the units can put in what they want? I’m finishing up some condos in a brick townhouse and wondering if I shouldn’t just leave the kitchens Tabula Rasa – since people seem to bitch no matter what kind of kitchen you put in.

Does it have to be in a brownstone? You may find a better value in an apartment building. This is no longer on the market, but friends recently sold this place in an 8-unit bldg b/w 6th and 7th ave in Park Slope:

they did a custom kitchen, built-ins, etc. It’s well below $800K.
There are a few condos in the 1000+ square foot range for sale in Fort Greene for less than 800k. Most are closer to 600k -700k. Are you not also looking in that neighborhood?

looks like a shitty apt. But have you seen the market? I have been looking for an apt for 800k for 4 weeks, (ideally a floor through of a brownstone, in true brownstoner fashion, and of course I’m open to reno!) and this is the kind of thing that is out there. Yes, I have seen better than this, but it’s amazing that 800K doesn’t get you a nice space. I know brownstoner is primarily about the 1Mil+ spaces throughout Kings County, but it’s depressing that this is an example of what I’m faced with. I know lots of brokers read this site, please, prove me wrong! Brownstoner, any suggestions for the under 1Mil set?
I saw the website and I stand by the kitchen statement- the layout with the fridge in the hall/ passageway is awkward. The countertop there is too inconvenient to the stove to use as a workspace. The countertop that goes around the corner to the right of the stove is narrowed in part due to the building structure and what’s not narrow is jammed in the corner and virtually unusable as a work space. Kitchen planners generally apply the rule that there should be at least 24″ between stove and other appliances or sink and that’s not the case here. The whole thing is laid out poorly. And the cabinets do look a little chintzy. Couple all that with the square footage and you don’t have a winner for the price.
The “”Vanillia Box”” Notice the baseboard heating. Definately not a cooks kitchen. Where are the garden photos?
