Overall, this brownstone floor-through apartment at 114 Gates Avenue in Clinton Hill has a nice feel to it. The kitchen is a little low-budg and we’re not big fans of baseboard heating, but the place still has its original floors, fireplaces and moldings and has a light and airy feel to it. The monthly common charges at $244.56 are extremely low and make the asking price of $599,000 well within reach, we think. Then again, we’re a little biased since we own a very similar building a couple of blocks away and wouldn’t mind a sales comp that valued each floor of our house at close to $600,000.

  1. m4l, I will. Apt 10, a mirror of mine went for 545K at the height in July 2008. Granted monthlies are less, but 800K/sq foot seems high for Gates.

  2. as other said already, sq ft too small & price too big. it’s a cute 1 bdrm with office.

    if this gets 600k, sell yours ASAP (for 675k) – while the IDIOT buyers are abound.

  3. I don’t get what this place has going for it other than a great location. Another perfect example of “charm” trumping reality. Sorry Mr. B, the pricing is delusional.

  4. Hall way is included in sq feet figure. If they do manage to get 600K I’ll be delighted, but it’s doubtful. No outdoor space, non working fireplace and kitchen is sad.

  5. This is a one + bedroom, plain and simple, and nowhere near the value of a real two bedroom. Add to that the awful kitchen and having a dining table in the midde of your living room, and I’d give it a price in the low $400’s. Developer/investor types almost always get it wrong, on both the finishes and the price.
