The parlor floor in particular is dripping with details like moldings, fireplaces and wood paneling. And the common charges only come to $800 a month, a bargain for a 2,285-square-foot apartment. Given that, maybe the asking price of $1,995,000 isn’t so bad. On the other hand, it’s a tough leap to shell out that amount of dough when it would by you a pretty nice stand-alone house not too far away.

I’m pretty much with you on that bluecat, but what about 3rd St between 8th and the Park? I’d maybe prefer one of those houses to one on Montgomery Place – and those go for around $2.9 million. Unfortunately, appraisers aren’t comping sales from a few years ago to today – they want 3 mos. old max. (not that I’d worry about the appraisal here).
It looks to me as if there is an internal staircase so you can save on p.j.s.

I underestimated government borrowing, spending and bailouts, DIBS. They have only “bought” time, not real recovery. But unpaid interest compounds and makes such a path dangerously worse.

this aint cheap but it’s very nice, very big, premo location, cheap maint, and did I mention extra-wide so yeah, it’s a relative bargain to so of the other listing on mkt now.
this is way better than that 8th ave duplex asking for 1.8M with close to 2k maint.
Correction for babs: Montgomery Pl is THE finest street in Park Slope. All 3300 sq feet of 52 Montgomery went for 3.3M a couple of years back. That’s a fair comp.

I think its more likely that the common entrance hall and staircase is the empty space between the living room and music room on the floor plan. There’s a private stair between the kitchen and music room going down to the lower level.
