For a building that sold out back in 2006 and 2007, 70 Washington Street sure has a lot of units on the market! StreetEasy shows 18, plus this FSBO we came across on the New York Times makes 19. Why so many? We have no idea. As for this fifth-floor two-bedroom, it clocks in at 1,342 square feet and has an asking price of $1,165,000, which comes out to less than the average price per square foot for all the other current listings. This one’s been on the market for at least a couple of months. One reason it may not have sold is that it ain’t a real two-bedroom—it’s got one of those windowless offices instead. The main living area is nice though!

and who says the people buying will have a kid. If DUMBO were neighborhood in which I were interested and I was interested in this size condo….would not bother me in least that home office -windowless room. Great office with a murphys bed for occasional guests.
Guess what— most people don’t have kids. And your right- this wouldn’t be for them..but if room did have a window – probably cost you another $100k.

2 Bedroom??? A Standard twin mattress is 39″ wide and the “2nd Bedroom” is 38″ wide. It will be a tight squeeze to get a bed in there.
Pete, my comments have nothing to do with value. I wouldn’t even dream of guessing on Dumbo condo prices. Read nothing into my comments. Except what’s typed out.
7A – same line just sold for about this price. So that is very valid comp of what this is worth. Recent sale is much better indicator of the value of condo than some commenters view on realtor ad or what you are looking for in an apt.
Not only is your kid sleeping in a room with no window, but to bathe, he’s gotta use your bathroom. Maybe not a big deal with very young tots, but after a while, I’d imagine that would get old. And annoying. And inconvenient.
This is a bit of a hard sell because a parent must be OK with putting their kid in a bedroom w/out windows. That’s a little Dickensian. Kids really should have a window. Otherwise the kid goes in the master and the parents go in the closet. I love the layout for a young couple with no kids yet and an occassional visit from someone they don’t want feeling too comfortable. But for that, the price is too high.
