Condo of the Day: 154 Broadway, #4
This loft at 154 Broadway in Williamsburg is starting to look like a pretty good deal. We first noticed it back in 2007 when the 1,710-square-foot pad was asking $1,350,000. From what we can tell from StreetEasy, the price appears to have been lowered in 2008 to $1,175,000 before getting taken off the market. Now…

Now it’s back on again with a price tag of $985,000; the taxes and common charges are only a combined $1,009. We’re not loving some of the design touches, but they’re not anything that should significantly impact the sales price, and the space itself is pretty sweet. What do you think?

“But it’ll be worth much less later”
You should be listening to the Citibank webcast right now, or at least following the newsflashes and the stock ptice.
BHO, you know some rich I word will buy this way before it gets to 600k. albeit I don’t like it but would not be surprised this gets bought at around 950k
And same goes for kitchens. NO downlights! Unless you have undercabinet lighting OR the downlights are strategically placed RIGHT over the work surface and their light spread overlaps.
I hope that spiral staircase is not the only way up/down. Otherwise, nice pad. Ugly Betty style kitchen? Can change it. Mezzanine reminds me of that art gallery in ‘Beverly Hills Cop’. “Achmel…Foley is here to see you”.
Priced appropriately given the composite 20% drop from peak, $700/SF for this area. But it’ll be worth much less later (’bout $600K). A 37.5% downpayment, or less, and you’ll be taking on water at market bottom. Could you get $8K/mo in rent for this?
***Bid half off peak comps***
Pshark has the sq ft as 1624, same as unit 1.
Bldg dimensions are 25×45=1125.
??
Gorgeous space.
Was there a floor plan? Did I miss it?

for some that’s a good thing

love to see a flr plan. any chance they installed an elevator in this bldg? might just check this out and see if they’re receptive to a low ball offer (g10, maybe I’ll offer 560k)
Oh and doing a downlight over a sink in a bathroom is a NO NO!
It casts a shadow on the face when one is looking in the mirror.
If you opt for a ceiling light. It should illuminate a general light.
