This loft at 154 Broadway in Williamsburg is starting to look like a pretty good deal. We first noticed it back in 2007 when the 1,710-square-foot pad was asking $1,350,000. From what we can tell from StreetEasy, the price appears to have been lowered in 2008 to $1,175,000 before getting taken off the market. Now it’s back on again with a price tag of $985,000; the taxes and common charges are only a combined $1,009. We’re not loving some of the design touches, but they’re not anything that should significantly impact the sales price, and the space itself is pretty sweet. What do you think?

  1. That’s a lotta money for a walkup.

    So it’s basically a 1125 sq ft 1 bdrm/1 bth with half of the 18 foot ceiling interrupted by a mezzanine. The ‘private’ deck is accessed by going back out into the common stairwell area.

    That spiral staircase to the loft area would be pretty fun to navigate when you stumble to the loo at 3 a.m.

    What does cooking have to do with knowing how to design kitchens?????
    And I’ve designed many high end kitchens in my day!!!!!!
    When someone drops serious change on a renovation, everything needs to be perfect.

    I agree they look weird and out of place. They draw the eye up for no reason. Maybe if they continued these boxes in equal proportions all the way across it would be a nice spot to display some great glass art or other interesting objects. But having just two asymmetrical boxes is just plain odd.
    maybe some weak attempt at hiding mechanicals?
    Tha bath is nicely done too, agreed, except for the lighting.

  4. And same goes for kitchens. NO downlights! Unless you have undercabinet lighting OR the downlights are strategically placed RIGHT over the work surface and their light spread overlaps.

  5. even if you put down 20% you’re still paying $5500/month for a two bedroom in a pretty inconvenient location. It’s a great space, but I imagine you can rent on that block for significantly less.
