A couple of years after the owner bought Apartment 😯 from the developer, this corner two-bedroom at 110 Livingston Street just came up for resale with a price tag of $775,000. We light the combo of modern-but-prewar that the Two Trees conversions typically have, and this place is no exception. Given the size of almost 1,100 square feet, the impressive light and views and the modest common charges of $725, we can see this fetching close to ask. Agree?

I believe the taxes are abated until 2022.
I would want to know when the real estate tax abatemeent runs out — this will be a $500+/month tax bill too.
I wouldn’t be surprised if this one gets the asking price, especially considering that a much smaller one bed/one bath unit on the same floor just went into contract for not much less than what this unit is listed for:

I’d take an extra bedroom and an extra bath over a terrace any day of the week.
That said, I hate the floorplan. The hallway eats up too much square footage and the living is too small.
Yeah – I hate this obsession with a Master Suite 2 bathroom config in a 2 BR condo/coop. Unless you have at least 1200 sqft – stick with one large bathroom please.
I dont like a KLDA myself and this is a small one, but I think the ask is reasonable.
Also, the Brooklyn Heights market seems to be moving again. I see it online and two different friends have recently sold. I’m not sure if this is a real thing or a brooklyn-wide thing, but perhaps the thaw is here?
Time and time again in these new layouts, we see too much square footage eaten up by putting in two full baths instead of making the KLDA a livable space.
1,100 sq. ft, 15% of which is living space – sorry, “KLDA.”
This is right across the street from 96 Schermerhorn. Interesting difference in the pricing- especially the common charges. Love all the light.
