Here’s another eye-catching loft at 30 Main Street (aka The Sweeney Building) in Dumbo. The 1,679-square-foot space just hit the market with a not-so-crazy asking price of $1,250,000. Other than the fact that it’s on the second floor, we can’t find any fault with it. Pretty sweet! Think the sellers will get their price?

  1. Is this apartment really 1,600 sq. feet? No way.
    It looks like 1,200 max, and still, even if it was 1,200 they couldn’t put in two full baths? I also don’t like steps at the door, that kind of deafeats the whole ease of access thing that apartments or lofts in elevator buildings have going for them. On the plus side the cc is low, the kitchen is beautiful, and the walk-in closet is a fantasy. I say 1.05 million.

  2. this is in the best part of dumbo for sure and a great building. however, i looked at a similar apartment 3 years ago selling for less than a million, and the reality is that the apartment feels way smaller than it appears in these pics.
    we also were committed to outdoor space which this doesn’t have.

    we did look at it 2x though because the apartments are very well done.

  3. Much like the other COTD in Dumbo the layout is deceiving. The bathroom and closet are huge and make the rest of the space seem small for the total SF. That said it is still hard to imagine this is 1600+ sf. all the other similar units are not that large in Sweeney, the other C line on Streeteasy is a totally different layout with 2.5 baths.

    For those who obviously don’t know you do not hear the trains on the Manhattan Bridge from this part of Dumbo, even with the windows open. and this building does not even get much BQE noise either.

    I say $1.1 ish assuming it is ~1350 sf.

  4. if the floor plan measurements are accurate and it’s really 1679sqft then there is a LOT of wasted space. also the staging feels very catalog-y to me. straight out of restoration hardware catalog or something. which is nice, just too yuppie for me personally.

  5. Agree with Rob and Ditmas — this is a well staged (the only thing original is the wall color — rest looks like all the others in the building)1400 sq ft apartment. It’s nice but the $1.2 MM days for these is past.

  6. I agree with *rob* and LilBitOfLuck. I’m not sold on buying in DUMBO, but it looks spacious to me and the finishes are nice. I would prefer a 2nd full bath, however. If it’s really 1,679 square feet, I could see it going in the $1.1 range.
