The apartments at 555 Washington Avenue are tough to make up one’s mind about: On the one hand, the former seminary is beautiful to look at from the outside and some of the rooms reflect its stateliness; on the other hand, some of the rooms are so oddly-configured it’s hard to imagine putting up with them. Such is the case with this ground-floor duplex. The big arched windows and high ceilings of the living room and the private terrace say “buy me!” but the kitchen feels like it belongs on a sailboat. Some of that oddness is built into the price of $795,000, which is pretty decent on paper for the 1,595 square feet of indoor space plus private patio. Monthly common charges of $1,092 are also pretty reasonable. What do you think?

  1. it is a lovely old school but I hate the location. maybe the area has changed a lot but I recall this site as being not quite here, not quite there. just all by itself on that intersection. The location does not appeal to me, and being old-fashioned, that’s the whole ballgame when it comes to selecting real estate.

Snappy, that’s not a bad idea at all, but I think the wall to the living room is the wall on the pics with the bookshelves and would be a pain to destroy it. if you do, now you are left with only one wall in the living room to put a couch or anything against, since others are unusable. Not a big job, maybe 5K at most to block one wall and create a doorway with a door in another.

    I would love to go to an open house for this one, eventhough I can’t afford it.

  3. Kens, what about a wall between the two with a doorway to the smaller bedroom opening into the living room? There is a second bathroom by the kitchen so no need to go through the master to get to the potty. Any guesses on how much that would cost?

    Yep…you can get a 15-minute lube job at any number of places on the street (“Brooklyn Speed” is my personal favorite), or stop by the nearby White Castle for a mini-burger.

  5. I dig it. The kitchen doesn’t kill me, and I actually find the layout kind of interesting and not unusable. It’s not really a 2 BR tho … the second bedroom doesn’t actually seem to have a door between it and the master.

    CC’s are high for a condo (they’d be decent for a co-op where the RE tax is included). Square footage is gigantic for the area.

    Dunno … it’s out of my price range, and I’ll shortly be out of the city, so it’s not like I’m going to buy it, but it’s certainly not the worst apartment that’s been posted in recent weeks.
