Today’s pick is a modest two-bedroom with some nice features and a functional layout. Located at 654 Carroll Street, off 5th Avenue in Park Slope, it’s listed by Corcoran broker Lesley Semmelhack for $899,000.
About those features: The nicest is an attractive, good-sized living room with exposed brick, light from a pair of large windows overlooking Carroll Street, and a working fireplace. It’s also got a wall of built in shelves and cabinets. Generally it appears to be in good shape, though the floors look a bit worn.
Bedrooms are in the rear. The midsize master has more of that exposed brick and, on the minus side, only a single window. The second bedroom is on the small side, but has windows on two sides. There are some built-ins there as well, in dark wood.
Kitchen and bath come billed as “new.” We’re not loving the look of the bathroom, but if you love beige tile you’re going to feel differently.
The self-managed building’s got eight units, and basement storage. Maintenance and common charges come to $632 a month.
Two similar units sold in 2013 for $835,000 and $822,000, which suggests the asking price is not a reach in the current heated market. What do you think of the place, and the ask?

Moved to Brooklyn in 2004. Just chuckling at the “ooh it’s a real bedroom!” real-estate speak. And ever-amazed at what people are willing to pay for a small, totally unremarkable apartment with an ugly kitchen and bath that leaves you with only the R as a real transportation option. (Unless you want to count the 2/3, which is a mere 15 minute walk away!)
