Stylishly Updated Prospect Heights Duplex With Mantels, Garden Asks $2.1 Million

Some bright pops of color and photogenic design touches certainly make for attractive listing photos for this Prospect Heights duplex. One of those pops of color is the blue spiral staircase that joins the parlor and second floors that make up the unit. That stair might not appeal to every buyer, but the unit also has high ceilings, charming original details, and a private rear yard.
It is one of just three units in the brownstone at 193 Sterling Place in the Prospect Heights Historic District. While the Neo-Grec style dwelling with a full height angled bay is paired with its twin at No. 195, according to the designation report they were built almost a decade apart. Architect Robert Dixon designed both buildings for owner John Konvalinka, but plans for a new building at No. 195 were filed in 1881 and at No. 193 in 1890. The building went co-op in the early 2000s.
The layout for this unit is slightly quirky. Entry is through the parlor level with living room at the front and a half bath and kitchen at the rear. Going up the spiral stair leads to a landing. Through one door is the largest bedroom, facing the street. Through the other door is a smaller bedroom with access to a study.
The bedrooms sandwich two full bathrooms, one with a tub, the other with a glass-enclosed shower. The shower can be accessed from either bathroom via sliding doors.
On the parlor level, the living room is tucked into the angled bay and its windows have the original interior shutters. The generously sized room also has moldings and a fanciful wood mantel, all painted white. Pocket doors lead to the dining area and kitchen at the rear.
The renovated kitchen has sage green cabinets, white countertops, and stainless steel appliances, including a dishwasher. A peninsula has room for a stool or two, but there is also room for a dining table and, the listing photo shows, a small seating area. The half bath has walls adorned with a lilac colored Toile de Jouy wallpaper and a petite wall-hung sink.
Upstairs, the street-facing bedroom has white walls and trim, but the full-height windows have been left unpainted with interior shutters intact. It is a large room and the listing photo shows it incorporating two office setups. From the bedroom there is access to the bathroom with a console sink and a soaking tub. Gray penny tiles adorn the walls. As noted, glass doors to the shower open from either side, connecting the two bathrooms.
The garden facing bedroom has all white finishes, including the mantel. A door leads to the study, which could be used as a nursery or additional office space. It does have a closet, which appears to be the only one in the unit.
A rear deck, accessible via the kitchen, has room for a small table and leads down to the rear yard. The listing photos show the paved yard includes an attractive shed, perhaps an art studio or work space, but it isn’t mentioned in the listing or shown in the floor plan.
The three units in the building share a laundry room, bike storage, and general basement storage. Maintenance for this unit is $1,125 a month.

First I must nite -it’s uniquely personalized. Staircase is too cute.Sage green is my color, so I love the kitchen Cabinets. Maintenance a lil steep, but overall, it is a very nice home. Believe will get close to Asking either way. Anywho…A+
