Flatbush Sponsor Unit With Wood Floors, Arches Asks $819K

This Flatbush apartment offers some nice details, like wood floors and arched doorways, along with a decent amount of storage space. It is also a sponsor unit, meaning no board approval process. On the second floor of 25 Parade Place, it is close to Prospect Park and the Parade Grounds.
Designed by the prolific Cohn Brothers, the six-story brown-brick building was completed in 1935. It has some fine details, including Art Deco ornamentation around the entrance and above the first-floor windows. The lobby also got some Deco touches, with a geometric patterned terrazzo floor. An early brochure for the building boasted apartments with arched doorways to the living rooms, clothes hampers, concealed radiators, and the latest in gas ranges. The 64-unit elevator building went co-op in 1987.
There isn’t a floor plan in the listing, but it notes that the apartment has been converted into a two-bedroom. Otherwise, based on the photos, it looks like the unit largely follows the floor plan seen in the brochure.
A small entrance hall opens up to a larger foyer with room for an office setup or a narrow dining table. There are two closets near the bathroom and two more in one of the bedrooms.
In the living room are wood floors, picture rails, and French doors leading to a bedroom. The latter are an addition.
Near the entrance, the galley kitchen doesn’t have the expected dining nook and is fairly basic with white cabinets and no dishwasher, but does appear in good order.
The windowed bath still has its pinky-beige wall tile and tub with black border tile and accessories. The vanity has been replaced.
Amenities in the building include two passenger elevators, a live-in super, package and bike rooms, and shared laundry. Maintenance for this unit is $567 a month.
