This ground-floor duplex condo at 160 Prospect Park West in Park Slope retains some wonderful details primarily in the living room: an original fireplace, wood-clad bay window and a tin ceilings. The rest of the 2,500-square-foot apartment is modern and a bit spare in comparison.

The unit was first listed by Douglas Elliman in August for $2,950,000. The price was dropped to $2,875,000 in October.

The new listing with Corcoran chopped another $125,000 off the asking price. The location, right across the street from Prospect Park at 11th Street, is hard to beat. Do you think it will sell at $2,750,000?

  2. This is so over priced for so many reasons, but the bigger issue is as a “new conversion” what is happening with the other three units? What Bank is going to finance the sale of just one unit out of the four? (And if they are counting on a cash buyer, even cash buyers want to know that a Bank would finance it.)
    As for the renovation that I can see in the pictures; An IKEA kitchen with Viking appliances is still an IKEA kitchen. Who designs a kitchen with the ovens up against the refrigerator? and can the oven doors even open fully, tucked in behind the other counter edge?
    The heating / AC? unit with vents only on the ceiling? That is not going to make for good heating in the winter months and as for the back yard, it is basically in accessible for normal use and building locked and shaded with the building from the block on the corner blocking out the whole light and air circulation does not make it pleasant. And basement bedrooms with poor air circulation….
    In this price range there really is the question of should we just buy a house and control our whole home?. It is possible within just a few blocks of this to get a whole house and not have to count on the sanity of the three other owners. Its not like you are getting the benefits of living in a building: IE doormen, staff, full management etc. Its a four unit condo. Nightmare!
