With its large rooms, central foyer and curved doorways, this Park Slope two-bedroom reflects design sensibilities of the early ’40s. It’s on the fourth floor of 44 Prospect Park West, a six-story, 55-unit building across from Prospect Park and just outside the historic district.

The brown brick building has a broad and modern entrance in pale stone as well as a classical detail near the roof in the same pale stone. While the architect is unknown, the developer was Israel Orlian and it opened in 1940 as a rental with units ranging from $50 to $120 a month.

No. 7D has kept its original layout and has three exposures for cross ventilation and good storage space, all features touted in an early brochure. “Generously proportioned rooms are reached from large, central foyers, and closet space is unusually large,” it said.

The large foyer has hardwood floors, a coat closet and space for an office or bookshelves. A large curved doorway frames the opening to the living room, which has parquet floors and room for dining as well as seating.

The kitchen has been updated with wood cabinets and gray square tile. Another large curved doorway frames the breakfast nook, which has a dado and two windows, including one of glass brick, a popular feature of the era.

The bedrooms are both large, with three windows in the primary one. The bathroom has also been renovated, although not recently, with square brown tile. It has a tub and separate shower, typical of the period. There are five closets in the unit, plus additional private storage space in the building.

The co-op has shared laundry, a live-in super and bike room. Maintenance for this unit is $1,753 a month. Listed by Debra Bondy and Jason Knight of Compass, the apartment is asking $1.175 million. What do you think?
