35 pierrepont street brooklyn heights 12015

This cute co-op at 35 Pierrepont Street in Brooklyn Heights has been on the market since the middle of November with an unflinching asking price of $1,200,000. The two-bedroom pad has plenty of prewar details and a charming rear view over the gardens of neighboring brownstones. At $1,422 a month, the maintenance ain’t bad for a full-service building. The ask of $1,200,000 is a big step up from the $760,000 sales price back in 2010 — but that was the bottom of the market and the place has been renovated since.

  1. This seems to be a pretty classic prewar layout. It is nice to have a formal entry foyer with a real coat closet as opposed to entering and immediately being right in the middle of the living space. The kitchen appears narrow but well laid out with ample counter and cabinet space. And of course you can’t beat the location. This should sell before too much longer.

  2. I almost bought this line a few years ago. It’s pretty great — and the building is awesome with an old-time elevator operated by the doorman and a small roof deck. Paul Giamatti lived there for years until he moved a few blocks away. In any event, I am surprised it has not sold — the only negative is the dining area is very small. I’m sure it will sell soon.
