This is 650-sf 1-bedroom in the unlikely condo success story 378 Baltic. Entered into contract on 10/29/09; closed on 12/14/09; deed recorded on 12/30/09.

$500-$750K Range: CROWN HEIGHTS
570 Park Place; Price=$665,000 GMAP
This 2-family on the Prospect-Crown Heights border needed a little “TLC,” according to its ad, but that didn’t stop it from selling quickly at a hair above asking. It was listed for $659,000 in September. Entered into contract on 10/30/09; closed on 12/17/09; deed recorded on 12/30/09.

$750K-$1 Million Range: PARK SLOPE
920 Union Street #3B; Price=$861,000 GMAP
Another property that went for more than it was asking: StreetEasy says this 2-bedroom co-op hit the market in September, with a $799,000 price tag. Maintenance=$1,088/month. Entered into contract on 10/10/09; closed on 12/16/09; deed recorded on 12/28/09.

  1. It looks like this is the first time the Marine Park house has ever changed hands.

    Since the buyers were already using the address as their official address I assume it is some sort of family transaction or that they had a rent to own agreement with the owner.

    I grew up a few blocks away, very safe, quiet neighborhood. Subway options are a 10 minute bus ride bus either to Ave U or Kings Highway and East 16th street B/Q train or to the 2 and 5 trains at “the junction” of Nostrand and Flatbush Ave. About an hour to Midtown.

  3. Marine Park is safe and is one of the few NYC neighborhoods I know of that is truly integrated, black and white-wise. The Q train stop on Kings Highway has a bus that goes down Gerritsen Ave that would take you near this place. Also the B44 on Nostrand is a very reliable bus route.

    Avenue U has old school diners – the Three Star for instance – and ethnic restaurants, Chinese, Vietnamese, and Russian.
