Under $250K: SUNSET PARK

$750K-$1 Million Range: PROSPECT LEFFERTS GARDENS
96 Fenimore Street; Price=$998,000 GMAP
Last summer, when this 3,161-sf, two-family limestone was an Open House Pick, it was listed for $1.15 million. This closing comes hot on the heels of another big one in PLG, the sale of 208 Midwood for $995,000. A PLG watcher wrote in to say the Fenimore sale is “Still the highest price ever paid on that block, if not what it might have gotten a year earlier.” Entered into contract on 1/27/09; closed on 4/3/09; deed recorded on 4/17/09.

I actually think the BedStuy house wasn’t a bad buy for $436K, although the person who previously paid $615K was taken for a ride. 1200 square feet is a lot for under $500K. It is a little far into BedStuy though, even for me.
There are plenty of Brooklyn rowhouses below $350. However, they lack plumbing.
I haven’t looked in a while, but nothing in Brooklyn gets below $350K or so for a house, I thought?
Also welcome, Heatherie. I’m red.
The Fenimore place did well for the market. A lot of the more expensive PLG places a block or two north have been sitting.
Rip the vinyl off that Greenpoint house and you might find an intact cornice. Then swing a bat at that awning like it’s a pinata. Voila.
Why would the Greenpoint house not be classified as a “Horror Show?”
I agree with Dave. I think the price for that Greene Ave house should be in the 300K range. It is just a OK part of Bed-Stuy. I really don’t know BS real estate north of Gates. I know transportation is not the greatest near Greene
Property shark has the Green Ave house as two stories – it looks like at least three, putting the square footage at more like 1,800 – therefore $240 sq ft.
Anyone know how “cheater” stories counted when the ceiling isn’t full height for the entire floor?
Heather, you beat me to it. That Bed Stuy house sounds reasonably priced but it’s not because it’s tiny. Where will everybody fit? A two-family of 3,000 sq feet would be a lot more normal.
