  1. Don’t ever remember seeing that Ditmas House listed with an agent.

    It is far enough into DPW or is it West Midwood, to appear to buyers in Midwood proper, so maybe that explains the studs.

  2. Speaking of gut renovation, I walked by the Ditmas house yesterday and it was completely gutted down to the studs. It’s really quite a shame because this was a cute house in decent condition with many attractive original elements (butler’s pantry, fireplace, staircase, doors and moldings, bathroom fixtures, etc.) and, while it could have used some updating, there was really no need to rip the poor thing to shreds. Not sure what that says about the price…

  3. What you can’t tell from the bay ridge property is it’s a gut renovation. It sat vacant for over two years as the previous owner passed away. I believe a group of real estate people came in and finally bought the place, renovated it and appeared to have flipped it for this price. Whoever bought it for 730 is now renting out part or all of it. It’s a 2 family house. The top two floors are rented by one family. The ground level and the basement are rented by someone else, or maybe that’s where the owner lives. I live on the street.
    I’m still not defending the price tag…

    Perhaps the nearby R Train was a factor in the sale, however, Express Bus Service to Lower & Midtown Manhattan stops up the street from this fine old row home. As for obtaining the same type of place (aesthetically) on Staten Island, this may not be probable.

  5. aj, that 1st flr unit in the clinton hill coop looks like a converted studio – ie they walled off the dining area vs. having a legit 1 bdrm. the 650 sq ft kind of confirms it too. 1 bdrm are usually 750 sq ft. so not sure if 240k is really that good of a deal or not
