Here’s a prime opportunity to restore a landmarked Prospect Lefferts Gardens house to its onetime glory. At 112 Rutland Road in the Prospect Lefferts Gardens Historic District, this one’s been in the same family since at least 1982. It needs a fair amount of renovation and upgrading, but its original details are very much intact, and it could be quite the looker.

Built in 1921, it’s one of a row of 11 houses designed by onetime Brooklyn buildings commissioner Peter J. Collins; a writeup by Morris Montrose on Collins and some of his other houses on the block can be found here. This one’s Colonial Revival in style with some Tudor and Medieval elements thrown in; note the mansard roof, the dormer windows, the three-sided oriel window on the second floor and the diamond-paned windows below.

Interior details include a large and stately brick fireplace, inlaid parquet floors, crown and wall moldings and other original woodwork.

It’s got a living room and dining room on the ground floor, with the kitchen — which needs redoing — in a rear extension. There are three bedrooms on the top floor and two on the middle one, with a single bath on each floor; the bedroom behind that oriel window would make a fine master.

The basement is partially finished, complete with a wood-paneled bar that looks like it dates back to the ’60s or ’70s. Perhaps it could be updated with a bar of wood reclaimed from an Amish barn, a shelf of small-batch spirits, a supply of hand-crafted bitters and cocktail glasses hand-blown by a local artisan.

There’s an interior garage below the kitchen and a car port behind that — good for parking, but less good for anyone who covets a back yard. As it stands the house has no outdoor space beyond the front porch, though the listing notes that a second-floor deck could be created above the extension.
