Brooklyn Real Estate Six Months Later: One Sold, Three in Contract
A look at four of our featured listings from six months ago in Park Slope, Prospect Heights, Carroll Gardens and Ocean Hill.

Here’s a look at how four of our featured listings from six months ago fared on the market.
First, we have a two-family Prospect Heights brownstone that needs work — maybe a fair amount of it — but could polish up into something nice. It’s at 552 Carlton Avenue in the Prospect Heights Historic District, between Dean and Bergen streets. This former House of the Day entered contract in August.
After that, we have an unusual property. At 77 Prospect Place in Park Slope, it’s a striking, light-filled modern townhouse, designed in 2004 by Baumann Architects, that encompasses and extends an 1890s carriage house. This former House of the Day sold in September for $6.6 million, which is $895,000 less than the initial asking price.
Next, a Carroll Gardens condo with a loft-like feel that’s a “rare treat for a creative soul,” according to the listing. To put that another way, the unit — one of 12 in a former milk factory at 395 Smith Street — has some quirks, which some will find charming, others less so. This former Condo of the Day entered contract in November.
And finally, a newly constructed single-family townhouse with a brick façade in Ocean Hill. (It’s “reclaimed brick,” according to the listing.) Reasonably nice as these things go, it’s got an open plan bottom floor with a glass wall in the rear, with a sleek kitchen with white-lacquered cabinets and an island topped with white Caesarstone. This former Open House Pick entered contract in September.
