It looks to be in good shape, and it’s got some nice details. Among them: inlaid parquet floors in many rooms, moldings, a number of decorative marble mantels, and original walnut entry doors with etched glass.

Each unit has a single bedroom — the top ones have it in the front, the lower ones in the rear. There’s a small one-story extension that holds the garden-floor kitchen. As of now the bottom tenant has exclusive access to the garden, which has not been the focus of extensive landscaping efforts.
The facade has been restored, according to the listing, from Dwell brokers Tim Betancourt and John O’Reilly. It makes no mention of the condition of mechanicals or any other other upgrades.
This one’s been on the market for a while, on and off at least. It was listed at $2.979 million in December 2014, then listed last October for $3.179 million, according to StreetEasy. In January it came down to its current price: $2.995 million, not far from the initial ask from 18 months ago.
That doesn’t seem a huge sum for a four-story brownstone in that location, so the question of what might be deterring buyers comes to mind — perhaps the cost of a single- or two-family conversion. What do you think of what you see?
