As configured, the carriage house is the owner’s unit; the townhouse is configured with an apartment on each floor. Which is not a bad setup: Live in the cute, relatively secluded carriage house while drawing some healthy rents from the main house.

The carriage house is 1,500 square feet, with 2.5 bathrooms and four small bedrooms. There are two on top and two on the bottom, with the living room and kitchen on the middle floor.

The brokers show an alternative floor plan for renovating the space, which would create a master suite on top, two smaller bedrooms on the second floor, and living space on the ground floor. The proposed plan also calls for a roof deck.

As it stands, both properties look to be in good shape, and there are some nice details, including numerous mantels, wide-plank floors, and stamped tin in the carriage house stairway. (At least we think that’s the carriage house. It’s not easy to tell in the photos what’s what.)
