This weekend we’re putting a new spin on our Open House Picks, which offer less square footage than usual. That’s because they’re apartments rather than houses: three co-ops and a condo, to be exact. All are prewar and in move-in shape, though one could use some work. They’re found in Brooklyn Heights, Downtown Brooklyn, Fort Greene and Sunset Park.

First up, a two-bedroom with two baths on Livingston Street in Downtown Brooklyn. The 300-unit 1925 building was converted 10 years ago, and the place still looks new-ish. It’s a bit flavorless, but there’s a nice modern kitchen with a granite-topped breakfast bar, a Viking stove and a Sub-Zero fridge. There’s a decent-sized master bedroom with a Jacuzzi tub and walk-in shower in the master bath; “plenty of closet space” is promised. The unit also holds a washer/dryer and the building offers a gym, a common outdoor space and a roof deck.

The next one’s likewise a two-bed, two-bath number with an open kitchen, offering roughly the same square footage; it’s not far off, on Columbia Heights in Brooklyn Heights, right on the promenade. This one’s got a bit more character, with prime East River/skyline views from the living room, which has double exposures, herringbone floors and ample space. The master’s got closet space and an en suite bath. No washer/dryer in the unit — the machines are in the basement — but there’s a live-in super.

Next up, a one-bedroom in a Fort Greene brownstone that holds eight co-op units, on South Portland Avenue by Fort Greene Park. Layout wise, this one’s as straightforward as they come, with a living room, small kitchen, single bath and bedroom, totaling 640 square feet. The living room’s fairly large, with double exposures, picture-rail moldings and views of the park; the bedroom has a pair of large windows overlooking the street and a wall of closets. The building’s got a shared roof deck, along with storage and coin-operated laundry machines in the basement.

The last one’s in Sunset Park, on 43rd Street between 8th and 9th avenues. It’s a two-bedroom of 850 square feet on the third floor of one of the neighborhood’s self-managed Finnish co-op buildings. This one could use some updating, including kitchen and bath upgrading and floor refinishing. The bedrooms — one of which could also serve as a living room — are smallish and on the opposite end of the unit from the sole bathroom. There are original parquet floors and a washer and dryer in the kitchen; the building’s got a live-in super, basement storage and a laundry room.
