The developer behind this row house was “bullish on Bay Ridge” during an early 20th century building boom in the neighborhood. There is still some of that era’s detail to be found in the bow-fronted house at 536 76th Street, including stained glass, a coffered ceiling and parquet floors.
It’s one of a block full of two-story houses constructed by Patrick J. Carley, a politician as well as a prolific builder. He had already constructed about 200 houses in the neighborhood by the time he spoke to the Brooklyn Daily Eagle in 1913 about his enthusiasm for the area’s real estate prospects. Filings show that he constructed both one and two-family houses and typically worked with architects Eisenla & Carlson. He advertised this block of houses in 1913 as available for $6,100 with “every modern improvement.”
This two-family house is set up as a single-family with four bedrooms and a basement with a home office, mud room and laundry room. On the main level the living room has stained glass in the upper windows of the bow front and parquet floors with an inlaid border. The flooring continues into the dining room, which has the aforementioned coffered ceiling.
In the kitchen the dishwasher seems a bit awkwardly placed, but there are plenty of wood cabinets and the windowed space has access to the rear yard. Adjacent is a full bath although, like the other 1.5 baths in the house, it isn’t pictured.
Upstairs the bedrooms share a full bath and a passthrough between the largest front and rear bedrooms includes a sink. The front bedroom has a dropped ceiling.
The rear yard isn’t shown, but offers “endless landscaping possibilities” according to the listing. Which likely means a bit of work might be needed.
It hasn’t been on the market in decades. Now listed with Mary-Jean Gianquinto of Corcoran, the house is priced at $1.275 million. Worth the ask?
