An affordable housing lottery has opened for three one-bedroom units in a four-story building at 79 Truxton Street, across the street from Callahan-Kelly Playground in Ocean Hill.

The apartments are set at 130 percent of the Area Median Income, with a monthly rent of $1,750. Eligible incomes range between $60,000 and $139,620 for households of one to three people.

The building has a total of eight units. There’s a shared laundry room in the building. According to the lottery listing, the units have dishwashers and air conditioning, and there’s a rooftop terrace, although that is not reflected in building permits. Listing photos show that at least some of the units have balconies, but it’s unclear if they are part of what’s included in this lottery.

Building permits list the owner as Meir Daus of E&M Builders, who purchased the property in 2018 for $340,000. E&M has also developed a series of similar-looking buildings across Bed Stuy and Bushwick.

Suresh Manchanda, an architect based in Chappaqua, N.Y., is the applicant of record.

Market-rate rentals in the building launched in November 2020. Listing photos show standard, modern units with hardwood floors, white walls, large windows and small kitchens in the living room.

A current listing for a market-rate one-bedroom in the building is asking $2,550 a month, which is $800 more than the rent on the affordable units. Market rate one-bedrooms in the area renting for about $1,700 are common, but would typically lack a dishwasher, air conditioning or rent stabilization.
