Affordable Housing Lottery Opens for 17 Units in Midwood, Starting at $2,156 a Month

An affordable housing lottery has opened for 17 units in an eight-story building at 1533 East 19th Street in Midwood.
Of the affordable apartments, there is one studio, 14 one-bedroom units and a pair of two-bedroom units. Monthly rents start at $2,156 and top out at $2,710.
The lottery is set at an area median income range of 130 percent, which is high but not unusual for lotteries in Brooklyn that receive the 421-a tax break. Eligible incomes range between $73,920 and $159,640 for households of one to five people.
There are 56 units total in the building. Seventeen parking spaces for cars will be located off-site, while 28 spaces for bicycles will be in the cellar. On the second floor will be 1,332 square feet of recreation space. The listing says units will have a dishwasher and air conditioning. While a rooftop terrace is also mentioned, that is not reflected in building permits.
Formerly, there were three wood-frame houses on the site, which were demolished in 2016.
Those three houses were purchased between 2015 and 2016 for a combined $3.79 million by Benny Faize, who is listed as the owner on building permits. Shahriar Afshari, who is behind the design of the apartment building at the former site of a pre-Civil War Clinton Hill home, is the applicant of record.
Leasing for market-rate units began in February. Based on the listing photos, the units have large open kitchens, with floor-to-ceiling windows in the living room and bedroom.
