An affordable housing lottery has opened for five units in a seven-story building at 1044 Bedford Avenue, near the corner of Lafayette Avenue in Bed Stuy.

Of the affordable apartments, there are four one-bedroom units and a single two-bedroom unit. Monthly rents start at $2,050 and top out at $2,350.

The lottery is set at an area median income range of 130 percent for all five units. Eligible incomes range between $70,286 and $167,570 for households of one to five people.

There are a total of 24 units in the building. A gym, storage rooms and 300 square feet of bicycle storage will be located in the cellar, with two recreation spaces and an additional 118 square feet of bicycle parking on the ground floor.

The lottery listing says the apartments have in-unit dishwashers and washers and dryers. It also adds there is a rooftop terrace, although that is not reflected in building permits.

A one-story building demolished around 2012 was formerly on the site. For many years after, it remained an empty lot.

Brooklyn-based architect Hany Rizkalla is the applicant of record. Afshin Hedvat, principal at Prime Rok Real Estate, is listed as the owner on building permits. They purchased the site in 2015 for $5.26 million, the sixth deed transfer of the property between 2012 and 2015.

Leasing for market-rate units began in August 2020. Based on the listing photos, the units have open kitchens, nearly floor-to-ceiling windows and small balconies.
