414 Hicks, the rental-condo hybrid overlooking the BQE that we’ve been tracking closely for the past couple of years, recently made the application for its affordable rental units available on line; the deadline for submissions is June 25. In addition to the 94 affordable rentals, the new development, which is officially being called the Columbia Hicks Apartments, will also offer 54 market-rate condos for sale. The website says that occupancy will start this summer.

And this plan certainly does discriminate against single people – you need a minimum 2 person household to have a 2 bedroom. I need a second bedroom for a home office/guestroom.
Actually, most people in the projects make (a lot) less than that. And if people don’t want poorer people living next to them then they shouldn’t be getting their 421a taxes abated.

uhh… that’s what the projects are for. these kinds of buildings are not aimed at a family of 3 making making 35K a year. why? because this building is also selling condos and people plopping down a gazillion dollars for a condo do not want a family of 3 making 35K living next door to them.
i think the pricing structure for this lottery is surprisingly decent actually, as it doesnt discriminate against single people like many of the lotteries do.

Although the rents are (somewhat) lower than market for the area, the income amounts are ridiculous – 40x one month’s rent minimum, which is what most “normal” landlords ask. People of truly moderate means don’t qualify – I’m talking about a family of 3 with $35K in total income, for example (and they are out there). If I recall, the income ranges for the building on Atlantic in Fort Greene were more realistic.
I would love a studio apartment for <$900, but without earning their minimum income I’m no good for them!

why do you say no pets?
no pets, and besides i really like park slope. plus i wouldnt want to live in a building and have the market raters refer to me as one of the subsidized tenants, which you know they probably will.
