Can you say “bad karma”? Since the two duplex units at 45 Third Place (affectionately known as the Carroll Gardens Atrocity) hit the market back in September of 2006, not a single buyer has wanted the dubious distinction of owning a piece of what’s become the poster child for inconsiderate and non-contextual design in Brownstone Brooklyn. Surprisingly, in the face of this rejection, the developer has stuck by his guns and refused to lower the prices: The upper unit is still asking $1,555,000 and the lower one $1,595,000. Interesting that Brown Harris Stevens is hanging in there.

  1. it’s really not that bad. all you hatahs suffer from overarching projections that limit you from seeing reality as it cleary is – flawless. just like this building. so stop hate’en and start loving on one another and this building cause it’s not going anywhere and it is an architectural gem that brooklyn is lucky to have.

some day this war is gonna end, and when it does, i’m going to dennys.

  2. What brownstone’s have you been living in with small dark rooms? My dining room is 14.5 by 14.5 with 12 foot ceilings and floor to ceiling windows, living room 14.5 by 31.5 with 12 foot ceilings and floor to ceiling windows, 10 foot pier mirrors etc. Master BR is 15 by 17 with 10 foot ceilings, heck the smallest of the two guest rooms is 15 by 14 with 9.5foot ceilings on the top floor. Bright, airy – large windows in every room etc. Small laundry and small home office (7.5 by 11) but they are light and airy too…

  3. 2:33pm i think the same every time i read this site. what do you all do, just sit outside and stare at your victorian houses?

i do not get it. unless they are really gutted and handled well inside, it’s like living in a funeral home.

most people just do their best and live in dark small rooms in these brownstones.

i have looked at a lot of bad interiors…

  4. its the freaking price not the design that it isnt selling. if they drop the price people would buy. hell people would buy shoddy crap if it was in right location f or the right amount of money.

  5. “virtually no one buys or doesnt buy an APARTMENT based on the exterior.”

I’d love to see the market research you’ve done to support your “flying in the face of all known reality” thesis. Please share.
