We won’t be surprised if this two-bedroom at 30 Ocean Parkway in Windsor Terrace gets gobbled up quickly. It’s in a charming Art Deco building and there are lots of classic details throughout the apartment. The fact that it’s on the top floor and just a couple blocks from Prospect Park also help its cause. It seems to us well priced at $565,000. Are there any negatives here that we’re missing? There was an open house yesterday. Anyone go?

  1. So interesting, all the attacks on Brownstoner now that he has gone full-time. I wonder if it’s out of jealousy.. I would sure love his job…ad I’ll bet I am not the only one.

  2. Man, if this is a bargain, things are even worse than I’d imagined. First of all, I think saying the 2nd bedroom is “medium sized” is a stretch, the kitchen is crap in my opinion, and it’s not is a primo location. Also, the maintenance is no bargain. Did I mention I don’t think it’s in a good school district. Is Brownstoner high or am I even more screwed than I thought I was?

  3. It’s a really odd location. Difficult to picture that exact building, even though I used to live a few blocks from there. It’s right on Ocean Parkway and the start of the Prospect Expressway (which is where everyone from south Brooklyn goes to get into the Brooklyn Battery Tunnel) and the edge of the park: there is a lot of traffic down there, I would assume there would be asthma concerns, for a small family. Also, there are no stores around there. It’s kind of a hike to anything.

    Also, the F train is right there, but it’s a really strange station, kind of hard to get there from certain corners of the intersection… Can’t picture how you would get there from the building in question…

    Other than that, yeah, it’s cute.

  4. We live about 4 blocks down Ocean Pkwy and think the price is a little high. You can get a 2bed 1 bath unrenovated w same details in our building for under $400K and would be within walking distance to a good supermarket and Church Ave shops. Church Ave needs some work but it has all the basics. Anyway, I think for 100K less you can find something just as nice nearby. Plus the G will be at Church Ave station soon.
