We won’t be surprised if this two-bedroom at 30 Ocean Parkway in Windsor Terrace gets gobbled up quickly. It’s in a charming Art Deco building and there are lots of classic details throughout the apartment. The fact that it’s on the top floor and just a couple blocks from Prospect Park also help its cause. It seems to us well priced at $565,000. Are there any negatives here that we’re missing? There was an open house yesterday. Anyone go?

  1. Fffff. We sold our 2BR 1BA co-op on a super prime, North Park Slope block 10 months ago for $565,000. Windsor Terrace is a cute neighborhood but it is NOT Park Slope. This is a nice prewar apartment, I love those prewar layouts so much more than the long narrow railroad Park Slope co-op layout, but you know the saying very well, location location….

  2. I went to see this apartment on Sunday (Open House). The building is in great shape, new looking elevators. The apartment was nice, but not worth $565,000 (with maintenance of over 800/mo). Location: I believe the other posters said it all.

  3. I checked out an apartment there last winter. The noise from OP is pretty bad since it’s the part that is below ground. The apartments are poorly laid out as well. I building itself is beautiful though. It’s kind of like the Co-op in Ditmas Park West at the corner of Westminster and newkirk. Only those apartments are huge.

  4. this IS windsor terrace two blocks from the ft hamilton f train and the park…it is on the service road to the prosepct expressway aka ocean parkway. This is on the park side of op not the caton ave side . I know the building well and it is very nice but it is still overprice – my sister just got a 1 bed coop around the corner for 220k. (granted she stole the place)

Seems overpriced to me— whether it is technically in WT or kensington is irrevelant- as its only by the F train, hard to drive to, and not in the heart of either of those neighborhoods. i’d rather spend 350-400 and get a true 2 bedroom in ditmas park anyway! ocean parkway is noisy, and the view into the prospect is not ideal…
