luxephoto1.jpgEven though it’s still listed for $900,000 on The Developers Group website, the last remaining unit at 226 Richardson Street in Williamsburg was just posted on Craigslist at $875,000. The 1,924-square-foot duplex unit sounds reasonable on a per square foot basis for that price, but it’s hard to tell whether it’s a nice loft or a cave because the only photos in the listing are clearly from a unit on a higher floor. Nonetheless, as we mentioned when we first wrote about this development (which has been marketed as Luxe226), we think this is a good example of a new building that is both modern and fits in nicely with its surroundings (and we’re not usually huge Gene Kaufman fans). So who’s seen this place and why is it not moving at this price? As you can see from the sales date from PropertyShark on the jump, the two penthouses, which are 1,878 square feet and 1,698 square feet, both sold in the second half of last year for $1.12 million.

  1. It is a good neighborhood in the day, but at night it’s very quiet with no one around and pretty far from the subway. In fact I was violently attacked and mugged at 11 pm on this exact block last summer.

  2. i don’t live in this area – but it’s terrific – I looked at it when i was moving. $900 here will buy you an amazing and huge space. in the slope, cobble hill, etc.. – there are no properties there like this for the price! silly to compare.

    and, this neighborhood doesn’t have the hassles associated with stuyvesant hts. or clinton hill.

    old italian neighborhoods, are frankly, easier if you are white. i spent 2 years in hell in prospect heights a few years back. not fun.

    You’re hilarious – who would be the yuppie the scum on this block then? Are you 18 years old and wear punk t-shirts? I live 2 blocks from this building and dorks like you are almost as bad as the “yuppie scum” not quite as bad but both are oblivious.

    Lets see. I have 900k to spend – Park Slope, Brooklyn Heights, Carroll Gardens, Cobble Hill, Fort Greene or East Williamsburg. Tough choice really. What are people thinking?

  5. In my opinion I don’t think Billiburg is that charming enough to spend that much in an area…I would choose Stuyvesant Heights and Clinton Hill for that money…
