92ppwint.jpgIt’ll be interesting to see how this two-bedroom on Prospect Park West at 5th Street fares on the market. It’s obviously a great location and a very attractive building from the outside. The sponsor just renovated the apartment, too, but it looks fairly generic and that second bedroom’s pretty tight. Given that this place can’t be much bigger than about 600 or 650 square feet, the asking price of $699,000 is north of $1,000 a foot. (The maintenance is $585.) What do you think it’ll sell for?

  1. sorry, no way that this is 600-650 sq ft. Has to be much more (if you want to compare apples to apples).
    It maybe 600-650 sq ft inside usuable sq ft…. but that is not how real estate is measured (anywhere).
    You measure from outside(exterior) and in coops is also going to include certain part of public hallway on at least the floor you are on.

  2. i had checked out the 33 willow street apartment.
    it is approx 1000sf, but it has a lousy layout, with all rooms opening onto the living room. calling it a three bedroom is a stretch, unless one of your kids stays tiny.

    the condition of the common entry and hall was grungy, but even at 866/sf, i’d agree with 1:00pm that it’s a better financial deal.

  3. you pay for ppw. a smaller, less desirable apt. on central park west is going to cost more than a slighly nicer one on columbus avenue.

    nature of the beast.

    i’d personally much rather be in park slope than in bh anyway.
