It was less than three weeks ago that we were all oohing and ahing about the prewar penthouse at 9 Prospect Park West that had gone into contract for more than $3 million. Well, about that time, another smaller (though still pretty regal) apartment in the building hit the market at $1,850,000; yesterday it was reduced to $1,695,000. Like its larger upstairs neighbor, the 1,800-square-foot classic six is a beaut. The third bedroom is somewhat awkwardly wedged in between the kitchen and dining room, but besides that there’s not much to criticize. Judging from the view of the park, we’re guessing this is on the third or fourth floor. Think this will sell at the new price?

1:29, your impression is correct. for example, turner towers original floor plans all show a “maids” room off the kitchen in the larger apartments.
I have a open kitchen with a big dining table and don’t have a formal dining room. Our kitchen is everybody’s favorite place now. When guests come, I can talk while cooking or watch my kid doing homework. Also, it’s easier to ask my husband to cut onions. In this layout, I’d feel like I’m a maid or slave. Oh wait a minute, if I have any maids who cooks for us, I’d prefer this.

people don’t move into a 1.5 million place vs a 2 million because if they only spent a little more they could have a one family house.
people buy in buildings like this because they DON’T WANT a house. i know thats hard for some of you to believe. they want a doorman, neighbors, and things taken care of.

I was always under the impression that small bedrooms next to kitchens were originally built as maids rooms (b/c live in maids used to be a lot more common). You see ALOT of apartments in buildings like this and other higher scale construction from 40+ years ago with layouts like this. Can anyone confirm or refute my impression? b/c if they weren’t designed to be maids rooms why the trend to bedrooms next to kitchens?
1:17, there were a number of places for sale on PPW during the winter (though in smaller, non-doorman buildings). don’t know if it was just some fluke and now there will be a dry spell.
opening up the kitchen/bedroom/dining room is a great idea, but when it’s all done you’ve spent close to 2mil total for the apartment & for that money you could get a pretty nice one-family house.
