  1. This is indeed a great place. Only real downsides are (i) needs a fair amount of reno work, e.g., rear kitchen in lower duplex is a mess, and (ii) both the building and lot are shallow, although that is offset to some extent by the nice width. There’s also a giant brick wall right up against the yard, which blocks a lot of light.

  2. As to time on the market its two things. First the time is from the last pricing change to contract. Second, brokers frequently delist properties that aren’t selling and than relist them as new. Happens quite often and is one reason why all stats should be looked at skeptically.

  3. I saw this over the summer too, so it was not on the market for only 6 weeks. Why are homes so often listed as having sold quickly when they’ve been on the market for months? there must be some kind of loophole the brokers are using.

  4. It’s a beautiful property and lovely location. Though homes like this do require some effort and upkeep. But I recall seeing this property during an open house last summer. So it seems like this has been on the market for 6 months and not 6 weeks, (unless, the time between the contract and closing took 4 months).

  5. I agree that this was a great deal. I saw that announement of the sale in the Times over the weekend and drove over to make sure I knew the address. (I must have been working hard at my real job when you featured this, Mr. B., I missed that.) I love that house. I never saw the inside but if it matches the exterior, it is a winner. I love the house next door to it cornering on Lafayette too. Very nice.
