882-Fulton-Street-Brooklyn-030713
The Clinton Hill portion of Fulton Street could have a big new residential building in its future: A recent listing on the Massey Knakal website shows that the empty lot at the corner of Fulton and Waverly (address: 882 Fulton Street) is on the market for an unspecified amount. The 12,000-square-foot lot comes with the right to build 41,148 square feet of residential space; an additional incentive to create affordable housing could bring the total number to almost 55,000 square feet. Given setbacks and back yards, you gotta figure this would end up being at least seven or eight stories if not more. At around $100 per buildable square foot, that would put the price at around $5.5 million; the sellers probably want to get a little more than that. This could be just the lift this stretch needs from a retail and quality of life standpoint. Let’s see what happens. GMAP
